Madrid multi-residential complex streamlines operations with mobile digital access

London, April 2024 – Tenant and homeowner expectations in the multi-residential sector are evolving fast. Digital access offers a solution which fits a contemporary ethos blending design, functionality, technology and sustainability.

STAY by Kronos is a fast-growing developer and service provider in Spain’s build-to-rent (BTR) property sector, where business is booming: Investment grew over 17% between 2021 and 2022 alone*. Such high-profile success attracts more providers who compete for location, quality and customer satisfaction in the services they offer. The rental market is tightly regulated, so operational time- and cost-efficiency are essential.

STAY already operate properties in cities including Córdoba and Tarragona and so understand the opportunities offered by digital access. For a new twin-building site in Madrid, they sought convenient, user-friendly, connected control for both homes and common areas including a gym and co-working space.

The solution needed to be convenient and secure for residents — and make it easy for facilities managers to work efficiently with service providers who often require temporary access to the site.

Convenient, secure mobile digital access

STAY by Kronos chose ASSA ABLOY’s SMARTair® wireless digital access solution. Building managers now quickly cancel any lost credentials and issue new ones — remotely if necessary — which reduces operating costs, maintains building security, and provides the flexibility they need every day.

Main door entrances are unlocked via SMARTair Wall Readers. Residents can conveniently access and move through the building with a regular smart card, RFID keyring or the SMARTair Openow app, which stores secure mobile keys on their personal smartphone. Secure, battery-powered i-max Wireless Escutcheons lock 121 apartments and shared amenities (gym, play area and so on) across both buildings. No cabling or major door modification were needed during installation.

For residents, the convenience advantage over metal keys is a big plus: “They have the key virtually on their mobile phone, so we are sure they won’t lose it and they find it very useful,” says Carlos Rodríguez-Bailón Fernández, Managing Director at STAY by Kronos.

From a facilities perspective, SMARTair saves time managing the many providers who offer services to tenants. Programming temporary mobile access to common spaces like a dining boutique via TS1000 Web is fast and intuitive.

Digital locking with a security deadbolt

The SMARTair i-max has inbuilt features designed to enhance security and give residents extra peace of mind. It is easy for them to lock their front door by simply pushing its handle upwards activating the deadbolt projection with a secure 3-bolt lock. Similarly, the i-max anti-panic mechanism guarantees quick emergency exit, even when the door is bolt-secured.

Thanks to these security benefits and feedback on resident satisfaction, SMARTair is now the standard solution for all STAY by Kronos projects — in Madrid, Tarragona and beyond. “With ASSA ABLOY there was always that trust in an established company, a longtime leader in the market with a quality track record,” Carlos adds. “They were also our technology ally.”

Konica Minolta: MOBOTIX c71 NurseAssist: React Immediately to Falls and Unwanted Movements

With NurseAssist, MOBOTIX AG and Kepler Vision Technologies are launching their first joint solution for the elderly, hospital, and care facilities. Kepler’s software, which is embedded in the MOBOTIX c71 Hemispheric Indoor Camera, accurately detects people falling, as well as leaving the bed. It can significantly reduce false alarms compared to other automatic systems. As a result, the solution leads to significantly improved care for the elderly, the sick, and those in need of nursing care, while reducing the workload on staff and increasing cost efficiency.

The Dutch company Kepler Vision Technologies develops unique software solutions for healthcare based on artificial intelligence (AI). With these, Kepler monitors the well-being of patients. The privacy of the patients is preserved, as no images are stored, and only the nursing staff is alerted in the event of an emergency.

Innovative video technology

Falls of elderly, sick, and dependent persons often lead to serious consequences – even death – if help does not come promptly. Technical solutions are often used to detect incidents. Unfortunately, in their conventional form, they frequently trigger false alarms. A Kepler case study of an elderly care provider operating in the Netherlands shows that in a care facility with 16 patients, around 1,500 alarms were reported weekly by common monitoring solutions. In many cases, however, these were false alarms triggered, for example, by a falling pillow, a fluttering curtain, or pets jumping onto the bed.

MOBOTIX NurseAssist powered by Kepler Vision Technologies eliminates these factors and is therefore much more reliable than other systems. For the 16 patients in the case study alone, this led to a daily time saving of three working hours. In addition, constant false alarms put a strain on nursing staff (alarm fatigue), increasing the risk that help will not be provided in time in the event of a real emergency. The use of NurseAssist leads to falls being detected earlier. The solution ensures greater safety, higher job satisfaction for nursing staff, and high-cost efficiency.

MOBOTIX c71 optimal sensor for best software for fall detection

The MOBOTIX c71 is the optimal sensor for this precise software. Thanks to its hemispheric technology, you can monitor complete rooms without blind spots. The solution combines privacy with the maximum independence of the care recipient. Images are not stored but used to detect critical incidents. The solution includes a privacy mode that ensures that, for example, displays such as person in bed are shown. The image of the optical sensor is not visible if an alarm event has occurred. The sensitive care and health sector assume reliable data protection – a core element of this MOBOTIX solution. Registered alarms are sent exclusively to the defined care personnel, e.g., to the smart device of the nurse on duty.

The discreet system works reliably day and night. Thanks to the IR illumination, it detects details even in complete darkness. In addition, the integrated audio function enables time-saving bidirectional communication with the patient or care recipient.

The simple commissioning and integration into existing nurse-call systems of the homes for the elderly, nursing homes, and hospitals, facilitates for everyone to maximize benefits of this unique technology. This ensures reliable, secure, and fast communication to nurses’ mobile devices and push-to-talk audio interaction with patients.

Kepler and MOBOTIX are a perfect match

It was software solutions like Kepler’s that we already had in mind when we developed the MOBOTIX 7 platform, said Thomas Lausten, CEO of MOBOTIX AG. Perfected AI-based apps that enable solutions on our platform that could not be displayed before, or not in this quality.” With MOBOTIX, we have found a partner whose optical sensor with its groundbreaking all-round vision provides the best possible support for our Kepler NurseAssist software. This benefits all those involved in the care of the elderly, the sick, and the nursing sector, adds Harro Stokman, CEO of Kepler Vision Technologies.

With MOBOTIX NurseAssist powered by Kepler, we offer hospitals, nursing homes, and care facilities a unique tool for optimizing care from a single source. We are talking about an immense improvement in nursing performance while saving time and money, which is easy to plan, configure, and install via a plug-and-play concept, says Christian Cabirol, CTO of MOBOTIX AG. It’s nice to see that valuable free space for active care is created here. We are proud to support the caregivers in their daily work and to give the patients a feeling of security and safety. We provide high-intelligent technology, but after all, it’s all about people!

EGAL: All Five Splicing Functions in a Single Unit

UCL Swift manufactures All-In-One fusion splicers. Before them, the splicing process required the use of multiple pieces of equipment and tools. UCL’s splicers now provide all five splicing functions: stripping, cleaving, cleaning, splicing, and protecting – all in a single unit

By: Robert Zore, Business Development Manager, EGAL; E-mail: robert.zore@egal-eu.com

A fusion splicer is a machine that fuses the ends of fiber optic glass within fiber optic cables. A fusion splicer can also fuse fiber optic connectors onto fiber optic cables. It works by using heat to precisely weld the ends of fiber optic glass together. This is done in a controlled and precise manner, ensuring the fiber optic glass will retain its ability to carry data. The fiber optic glass ends that are fused together are only 125 microns in diameter, which is approximately the thickness of human hair. Fusion splicers have surpassed mechanical connections as the preferred way to connect and terminate fiber optic cables due to the speed with which connections can be done as well as the strength, reliability, and performance of those connections. Fusion splicing is the ideal method for connecting and terminating fiber optic cables .

All-In-One

The most popular All-In-One splicers provide all 5 splicing functions including stripping, cleaving, cleaning, splicing, and protecting – all in a single unit. UCL Swift manufactures All-In-One fusion splicers. Before the introduction of UCL Swift’s All-In-One Splicers, the splicing process required the use of multiple pieces of equipment and tools. The Splicer incorporates all the tools and steps necessary to fuse fiber optic glass ends together or to fuse a fiber optic connector onto a fiber optic glass strand. UCL Swift splicers offer a compact termination process that is easily transported and can be used in a wide range of indoor and outdoor environments.

All-In-One fusion splicers from UCL Swift can be used for fusing individual strands of fiber optic glass or for ribbon fiber, which incorporate 12-strands of fiber optic glass. Currently is the only manufacturer offering an All-In-One fusion splicer. The K33A is a single stand fusion splicer and utilizes an electrode that offers up to 18,000 splices and an onboard cleaver capable of up to 77,000 cleaves. The K33A utilizes 6 motors to manipulate the fiber optic glass stand and accurately align the cores before fusion splicing.  With tens of thousands of fusion splicers and millions of splice-on connectors sold, UCL Swift customers come back time and time again due to the quality of the products and the support we offer.

Singlemode and multimode fiber optic cables and connectors

With UCL Swift’s you can fusion splice singlemode and multimode fiber optic cables and connectors. You simply need to set up the splicer properly.  You can splice other manufacturers’ connectors. Specific connector holders will have to be used to ensure they are held properly in the fusion splicer UCL Swift fusion splicers provide an easy-to-follow programming menu that allows you to configure the splicer to work with whatever type of optical fiber you are working with. UCL Swift also offers singlemode and multimode connectors that can be easily fused onto singlemode and multimode fiber optic cables. Keep in mind that you cannot splice singlemode and multimode cables to each other.

Advancis: More Security With an Integrated Threat Management System

Advancis launched its PSIM (Physical Security Information Management) WinGuard almost 30 years ago and is now one of the global market leaders in this field. Current crisis situations, including those in and on the border with Europe, have increased awareness of the need to protect critical infrastructure and have highlighted new challenges in the control room, but also opportunities.

By: Günter Landa, CEO, Advancis Austria; E-mail: info@advancis.at

The war in Ukraine, the Israel-Gaza conflict, the storming of the Capitol in Washington, the sabotage of gas pipelines and the Covid pandemic have shown us how fragile supply chains and the security of supply of central goods in our lives such as energy, water, medicines and food are. The protection of critical infrastructure, or KRITIS for short, has been on everyone’s lips not only since the introduction of the EU umbrella law.

Of course, critical infrastructure companies were and are already extensively monitored by technical systems. However, problems often arise when it comes to implementing comprehensive measures in the event of an emergency: What happens, for example, if there is a fire in the engine room of a combined heat and power plant at night, while at the same time a fence alarm is reported at the side entrance around a kilometer away, but the security control center is only manned by one person in charge?

A reliable solution

An open integration platform for hazard management, such as WinGuard from Advancis, offers a reliable solution. Instead of concentrating on many different systems such as video or fence monitoring, fire alarm systems and access control, security personnel can navigate through a uniform user interface and clearly identify which messages are critical alarms. All technical systems are connected to the platform via interfaces for uniform control. In the event of an incident, clear procedural instructions tailored to the individual company are provided for the operator. They have to work through individual predefined action steps one after the other so that they always have an overview and can resolve the situation as quickly and safely as possible. At the same time, all systems connected to the integration platform interact automatically.

Centralization of the complex processes

In our example of a simultaneous fire alarm and fence alarm, this means that the cameras in the machine room are first automatically activated in the user interface via the connected video surveillance system. This allows the operator to check whether there is actually a fire and whether measures need to be initiated. If so, he confirms this via the dynamic instructions – fire doors then close automatically, the lighting is switched on, an announcement to evacuate the building is made over the loudspeaker system, the plant fire department is informed, etc.

A direct link to emergency control systems is easily possible, ensuring rapid and coordinated intervention by the emergency services. With regard to the fence alarm received at the same time, the mobile security service and plant security are automatically informed via a message on mobile devices, and locks and gates are closed by the system.

In short: WinGuard is an open integration platform that significantly simplifies and centralizes the complex processes in a control centre, which helps to resolve dangerous situations quickly and safely.

Senstar: Challenges of Securing Large Perimeters

A secure perimeter is the first line defense and an important part of an organization’s operations. When facilities are large or widespread, a number of challenges may be present. Let’s examine some of these and how the right technology solutions could help mitigate them.

Scale and Complexity

A properly designed perimeter security solution acts as a force multiplier, freeing up human resources instead of consuming them. To ensure the overall physical protection system (PPS) meets the facility’s requirements, system designers and integrators need to select security technology that provides facility operators with the critical information they need to maintain situational awareness:

  • To manage complexity, Senstar sensors share a common communications frameworkand report precise intrusion information to centralized security operations centers. A comprehensive portfolio includes fully integrated solutions for fences, walls, entrance gates, and access control devices.
  • When Senstar sensors are combined with the Senstar Symphony Common Operating Platform, intrusion locations are graphically displayed on facility maps and can be used to automatically call up specific video surveillance feeds or trigger specific actions. A unified interface simplifies training requirements and empowers operators with the tools they need to respond to a range of threats.

Resource Allocation

Perimeter intrusion detection technology frees up personnel by providing human insight to unfolding situations and responding to threats. Intrusion detection alarms direct operator attention to critical events and help them to coordinate appropriate responses.

  • Instead of requiring multiple people to passively observe screens for suspicious events, individual operators can monitor larger areas, freeing up human resources for other activities.
  • To reduce operator distractions, Senstar sensors are designed to minimize nuisance alarms. Field-tested and proven, sensors include environmental disaggregationas well as AI-based sensor fusion
  • Maintenance staff can use data obtained from sensors to quickly locate damaged or loose fence fabric, reducing the frequency and time requirements of physical inspections.

Limited Surveillance Coverage

Vulnerabilities like blind spots or line-of-sight (LOS) issues are a challenge for all facilities but especially large ones. Physical realities may make it cost-prohibitive for complete, high-quality surveillance coverage. Similar concerns apply to LOS sensors like ground-based radar. Fortunately, for this specific deployment challenge, Senstar fence-mounted and buried perimeter intrusion detection sensors reveal one of their major strengths: detection coverage of the entire facility, with no coverage gaps that an intruder can exploit to get inside undetected.

Senstar also offers solutions that improve capabilities of surveillance cameras:

  • Perimeter lighting: The Senstar LM100provides a 2-in-1 perimeter illumination and intrusion detection solution. Low-power, uniform fence line illumination with a high color rending index (CRI) value improves the assessment capabilities of surveillance cameras, ensuring high quality nighttime visibility without hotspots.
  • Secure networking: When fiber sensors are deployed along the perimeter, unused fibers may be repurposedfor use by network cameras, avoiding the need to run additional networking cables, reducing overall installation costs while maintaining a higher level of security over that of Ethernet cabling.
